How long does a transaction take?
We usually estimate that a transaction will take six to eight weeks however, like in all things, some matters may be speedier and some longer, it is all dependant on the nature of the transaction and property.
When carrying out your purchase the main stages are:
- Review Transfer document or draft the same
- Order searches (if required)
- Raise or answer any enquiries with the other side’s solicitor
- Review search results and carrying out any additional investigation (if necessary)
- Review any offer of mortgage
- Prepare Report
- Attend upon you to answer any queries you may have and execute documentation
- Discuss completion dates
- Request evidence of funds and request deposit and mortgage monies or request any redemption statements of existing mortgages/charges
- Complete your transaction
- File Stamp Duty Land Tax return (if applicable)
- Register your ownership of the property with HM Land Registry or ensure your name is removed from HM Land Registry
- Check the register of title is correct and provide you with the relevant completed documentation
