Buying a property

Buying a property whether it be your first, second or third etc can be very daunting and rightly so as it is likely to be the largest financial transition and investment you make during your lifetime. That’s why it is so important to have a firm of solicitors you can trust to guide you through the same. We will prepare and provide you with a full property report and then invite you to attend the office to discuss any queries you may have and to sign the relevant paperwork.

We usually estimate that a transaction will take six to eight weeks however, like in all things, some matters may be speedier and some longer, it is all dependant on the nature of the transaction and property you are purchasing.

When carrying out your purchase the main stages are: 

  • Receive sale information from estate agent and contact all relevant parties
  • Review contract documentation and raise any necessary enquiries with the seller’s solicitor
  • Order searches

  • Review search results and carry out any additional investigation (if necessary)
  • Review your offer of mortgage
  • Prepare Report
  • Attend upon you to answer any queries you may have and execute documentation
  • Discuss completion dates
  • Request evidence of funds, request deposit/balance completion monies and mortgage advance
  • Exchange Contracts making the transaction legally binding
  • Complete your purchase
  • File Stamp Duty Land Tax return
  • Register your ownership of the property with HM Land Registry
  • Check the register of title is correct and provide you with the relevant completed documentation.
