Selling a property

Our conveyancing specialists have years of experience and will ensure the right paperwork and research is made. We will prepare all contractual documentation and work with you to answer any queries your buyer may have. We will then invite you to attend the office to sign the relevant paperwork.

We usually estimate that a transaction will take six to eight weeks however, like in all things, some matters may be speedier and some longer, it is all dependant on the nature of the transaction and property you are selling.

When selling your property the main stages are: 

  • Receive sale information from estate agent and contact all relevant parties
  • Obtain official register of title from HM Land Registry and gather information from you including any deeds and documents you hold in respect of the property
  • Send Contract and supporting documentation to your buyer’s solicitor
  • Review and respond to any enquiries your buyer/buyer’s solicitor may raise
  • Attend upon you to execute documentation
  • Discuss completion dates
  • Obtain redemption figure to find out how much is required to pay off your mortgage
  • Exchange Contracts making the transaction legally binding
  • Complete your sale
  • Redeem any Mortgage/Charge held over the property
  • Send any proceeds of sale to you
