What are the stages involved in a property sale?

  • Your estate agent confirms to us who you are selling to, and for how much
  • We obtain copies of your title deeds to obtain any information that the buyer needs to know
  • We prepare the draft contract for property sale and send it to the buyer's solicitors, together with any additional papers they need
  • We answer any queries raised by the buyer's solicitors
  • We find out how much it will cost to pay off your mortgage
  • We exchange contracts with the buyers solicitors - it is at this point that you are committed to selling the property and a fixed completion date is agreed 
  • We complete the property sale and pay off your mortgage (if any) 
  • We send you the net proceeds of sale 

 

What do I need to do?

Many people come to us when the sale of their property has been agreed, and that's absolutely fine.  However, if you let us know when you're putting your property on the market, we can make sure we get all your paperwork ready on our file.  This means that as soon as you find a buyer, we can send it on to their solicitor immediately.  After all, the sooner we start the selling process, the sooner you will have the sale proceeds in your bank account!
